You are not alone in this

When a home is part of an estate, the questions pile up fast.

Most families are handling this for the first time, while grieving, and often from different cities.

What happens next?

Court dates, deeds and deadlines are hard to track when you have never done this before.

Who decides?

Brothers, sisters and out-of-town family all need the same information at the same time.

What is it costing us?

Property taxes, insurance and utilities keep coming every month the home sits.

How it works

Three simple steps. No pressure.

You get clear answers first. What your family does with the home is always your decision.

Common questions

What families usually ask first

Do we have to sell the house?

No. Some families keep it, rent it out, or one heir buys out the others. Your timeline shows where each choice fits, and the decision is always yours.

Can the home be sold before probate is finished?

Often, yes. In a court case, a sale usually needs the court's approval first. Your attorney will confirm what your case allows, and your timeline shows where that step falls.

The house is sitting empty. Is that a problem?

It can be. Many insurance policies limit coverage on a home that sits empty. A quick call to the insurance company is worth making this week.

Why is the timeline free?

Because when your family is ready to sell, I hope you will call me first. There is no obligation, and the timeline is yours to keep either way.

Will someone call me after I send the form?

Yes. My AI assistant, Zyra, may call during normal hours to ask a few quick questions. She will tell you she is an AI assistant, and you can ask for me at any time. You can also reply STOP to any text.

Do you give legal or tax advice?

No. Your attorney and CPA handle those. Your timeline marks the items you should confirm with them, so your time with them is well spent.
